Maharashtra Housing Policy 2025: A New Roadmap for Affordable Urban Living

Owning a home in a city like Mumbai or Pune seems like a distant dream for many. But that may change soon. To tackle the growing housing crisis, the Maharashtra government has launched the Housing Policy 2025—a big plan that promises not just homes but hope.


With a target of 35 lakh homes by 2030, this is the most comprehensive housing policy the state has ever seen.




🏘️ Why This Matters


Housing in Maharashtra has been out of reach for low and middle income families. Prices are skyrocketing, land is scarce and old buildings are aging. The new policy tries to solve this with a multi pronged approach that includes:






Building lakhs of affordable homes




Promoting redevelopment of old buildings




Supporting self redevelopment initiatives




Creating digital platforms for transparency and ease


It’s not just about building buildings—it’s about reshaping the way people live in Maharashtra’s cities and towns.




🔑 Highlights of the Housing Policy 2025


✅ Target: 35 Lakh New Homes


The main goal of the policy is to create 3.5 million homes in urban and semi urban areas. These homes will primarily benefit the Economically Weaker Sections (EWS) and Lower Income Groups (LIG).


✅ Financial Backbone: Maha Awas Nidhi


To make this happen, the state is setting up a ₹20,000 crore fund. This dedicated corpus will fund affordable housing projects making it easier for developers to execute large scale plans.


✅ Focus on Redevelopment & Self Redevelopment


Since many societies in cities like Mumbai are sitting on old infrastructure, the policy supports self redevelopment with an initial funding of ₹2,000 crore. Housing societies will be given help with planning, execution and even financing.


✅ One Stop Housing Portal


A centralized platform called Maha Awaas is in the works. It will integrate all government databases and give users access to housing project information, subsidy details, land availability and grievance redressal—all in one place.
